  • Compliance Issues 

    • Checking if the property, and, any extensions and alterations, are

      built in compliance with the planning permission(s)

      Or

    Proposed Developments Within The Neighbourhood

    • Checking Council records for planned developments that adversely affect the marketability and/or use of the property, such as property zoning etc.

    Compliance Issues involves

    • Inspecting the property and taking measurements

    • Noting its construction and design

    • Visiting the Council Planning Office and examining the planning file(s)  

    • Checking the property is built in accordance with the drawings, details of the planning permission and the planning permission conditions

    • Written report with my findings

    • If necessary issuing a formal Certificate that the property complies with the planning permission(s).

    Proposed Developments Within The Neighbourhood Involves

    • Examining the Council planning records

    • Finding any recent planning permissions and applications on neighbouring property

    • Studying if they affect the purchase property

    • Checking for developments within the area promoted by the Council, e.g. a new road or by land zoning

    • Is the property affected by heroitage type zoning? e.g. is property within an Architectural Conservation Area?

    • Is the property listed as a Protected Structure?

    • Enforcement notice – has this been issued in respect of the property?

    Exempt Development - certain extensions to a property may be Exempt Development and not require a planning permission.

    • Inspect the property and measure and take notes of the extension

    • Check if the extension complies with the Planning Regulations

    • Prepare formal Certificate of Exemption for your solicitor
